THIS IS NOT A CONTRACT OF SALE. THIS RESERVATION GIVES THE PURCHASER THE RIGHT TO NEGOTIATE FOR THE POTENTIAL PURCHASE OF A UNIT IN THE CONDOMINIUM KNOWN AS THE RIDGE AT WETHERSFIELD UNDER TERMS AND CONDITIONS MUTUALLY SATISFACTORY TO THE PURCHASER AND THE DECLARANT. SALE, IF ANY, IS SUBJECT TO THE SIGNING OF A PURCHASE AND SALE AGREEMENT AND THE TERMS AND CONDITIONS OF THE CONDOMINIUM DOCUMENTS.                      Purchaser is interested in negotiating to purchase a unit in the condominium to be created, and specifically interested in the purchasing a condominium unit (if possible, please specify unit number) with the following upgrades (need not be filled out at this time):

                     Purchaser and Declarant will negotiate the price and terms and will enter into a Purchase and Sale Agreement within thirty days from the date when this document is fully executed by all parties, but no later than _______________, after which date this Reservation shall become null and void and of no further effect, unless extended in a writing signed by both parties. If no Purchase and Sale Agreement is signed by the foregoing specified date, any reservation deposit will be promptly returned.

                     Declarant makes no representations as to the availability of any particular condominium unit. Terms of the Purchase and Sale Agreement must be mutually satisfactory to the Declarant and the Purchaser and their respective attorneys. The Purchase and Sale Agreement must be in writing and signed by both parties to be binding.

                     The Declarant reserves the right to perform a credit check of the Purchaser prior to proceeding with a Purchase and Sale Agreement. Declarant may refuse to sell to any Purchaser who is not creditworthy or who does not comply with the terms of the Condominium Documents or the Purchase and Sale Agreement. The Purchaser is advised to obtain legal counsel before entering into any Purchase & Sale Agreement. Reservation deposit of $1,000.00 should be made payable to Coldwell Banker Residential Brokerage Escrow for 291 Ridge Road LLC. Reservation deposit checks are completely refundable.
